The National Weather Service office in the Twin Cities puts the normal first fall freeze in the metro between October 1st and 10th. It's the last day of August as this is published, which means the useful window for outdoor plumbing prep is roughly the next five weeks — and it closes whether or not anyone gets to it.

None of what follows is complicated. Most of it is a Saturday morning. The reason it's worth writing down is that fall plumbing prep is almost entirely invisible work: nothing looks different afterward, nothing feels better, and the payoff is a problem that doesn't happen in January. That makes it easy to skip four years running and then very expensive in the fifth.

Here's the sequence, ordered by deadline rather than importance.

Outdoor tasks have a hard weather deadline. Indoor tasks don't — which is exactly why they get postponed.

September: the outdoor work with a real deadline

1. Disconnect every garden hose

This is the single highest-value item on the list relative to the effort it takes, and it's the one most often skipped.

A hose left attached to a spigot traps water against the shutoff point. Most homes built or updated in the last few decades have a frost-free sillcock, where the actual valve sits eight to twelve inches back inside the heated wall — the design assumes the pipe between the valve and the outside will drain out on its own. An attached hose blocks that drain path. Water stays in the vulnerable section, freezes, expands, and splits the pipe inside the wall.

The cruel part is the timing. The split doesn't announce itself in January, because the ice plugging it acts as its own seal. It announces itself in April, when someone turns the spigot on to water the garden and water starts running down the inside of the wall or across the basement floor. By then the damage has had a few minutes to spread before anyone figures out what's happening.

Disconnect the hose, let it drain flat on the lawn, coil it, and store it somewhere it won't sit full of water and crack.

2. Shut off and drain the outdoor spigots

If your home has interior shutoff valves for the exterior spigots — often in the basement ceiling near where the line exits — close them, then go outside and open the spigot to let the remaining water drain. Leave it open through winter. If there's a small bleeder cap on the interior valve, opening it after the spigot is drained helps clear the last of the water.

Older St. Paul homes frequently have plain, non-frost-free spigots. If yours has no interior shutoff and no frost-free design, that's worth flagging for a plumber to look at during the off-season rather than after something splits.

3. Blow out the irrigation system

Sprinkler lines sit shallow by design, and the backflow preventer above ground is the most freeze-vulnerable component in the whole system. Draining alone usually isn't enough — the standard approach is compressed air to clear the lines zone by zone.

This one is genuinely worth hiring out for most homeowners. It requires a compressor with enough volume (not a small pancake unit), and over-pressurizing the system can damage heads and valves. Irrigation companies book up through September, so it's worth calling early.

October: the indoor work with no deadline (and so it gets skipped)

4. Find your main shutoff — and actually turn it

Every adult in the household should know where the main water shutoff is and be able to find it in the dark. In most Twin Cities homes it's in the basement on the street-facing wall, near where the service line enters, usually close to the water meter.

Finding it isn't enough. Turn it fully off, then back on. Valves that haven't moved in years seize up, and the moment you discover a stuck main shutoff should not be the moment a supply line has let go upstairs. If it won't budge, or it weeps when you move it, that's a small scheduled repair now instead of an emergency one later.

While you're at it: locate the shutoffs under sinks and behind toilets, and know where the water heater's cold-water shutoff is. Most winter water damage isn't caused by the leak itself — it's caused by the twenty minutes between the leak starting and someone finding the right valve.

5. Insulate the pipes in unheated spaces

Foam pipe sleeves cost a few dollars a length at any hardware store and take minutes to install. The places worth covering:

Insulation slows heat loss, it doesn't add heat. A sleeved pipe in a space that drops to 10°F will still freeze eventually — it just takes longer, which is often enough to get through a cold snap. Which is why the next item matters more than this one.

6. Seal the air leaks

Most frozen pipes in older homes aren't caused by a lack of insulation on the pipe. They're caused by cold air finding a direct path to it.

The usual suspects are the rim joist area, gaps where the service line or utility lines penetrate the foundation, unsealed crawl space vents, dryer vent surrounds, and cracked basement window frames. A can of expanding foam and a tube of caulk on a Saturday afternoon closes most of them.

This matters disproportionately in St. Paul's older housing stock. A lot of the city's homes predate meaningful insulation standards, and the same drafty rim joist that makes the basement uncomfortable is the reason a pipe six feet away is sitting in a column of outside air on a January night.

Worth knowing: a pipe on an exterior wall can drop below freezing even when the room it serves feels perfectly warm. The thermostat reads air temperature at one spot in the middle of the house — it knows nothing about what's happening inside a wall cavity.

7. Check the water heater

Incoming water is colder in winter, so the water heater works harder to hit the same setpoint. Fall is a sensible time to look at it:

8. Test the sump pump before you stop thinking about it

Sump pumps get attention in spring and storm season and then get forgotten. But winter thaws and midwinter rain still happen, and a pump that sat idle since August is the one most likely to fail when it's finally called on.

Pour a five-gallon bucket of water into the pit and confirm the float rises, the pump kicks on, and the water clears. Check that the discharge line outside isn't blocked, crushed, or angled to dump water back against the foundation — and that the discharge point won't be buried under a snow pile or an ice dam by February.

9. Deal with the sewer line you've been ignoring

If your drains backed up more than once this year, fall is the time to address it — not spring. Frozen ground makes excavation harder and more expensive, and a line that's already struggling doesn't improve over the winter.

Habits, not projects

Two things carry through the winter rather than getting checked off:

Keep the thermostat at 55°F or above, always — including when you're away. The savings from dropping it to 45°F while you're gone for a week are measured in a few dollars. The downside is measured in drywall, flooring, and an insurance claim.

On the coldest nights, open the cabinet doors under sinks on exterior walls. Kitchen and bathroom sinks on outside walls are common freeze points, and letting warm room air reach the pipes under there costs nothing. Letting a faucet trickle during an extreme cold snap can help too — moving water is harder to freeze — though it's a stopgap for a bad night, not a substitute for the sealing and insulating work above.

Anything involving gas lines, permits, or opening up walls belongs with a licensed plumber, not a weekend project.

One safety note on frozen pipes

If a pipe does freeze this winter, do not use an open flame, torch, or propane heater to thaw it. That's a leading cause of house fires during cold snaps, and it can damage the pipe badly enough to turn a freeze into a burst. A hair dryer, heat gun on low, or space heater aimed at the area — working from the faucet end back toward the frozen section, with the faucet open — is the safer approach.
